We know you will feel confident that when making your DIRECT BOOKING with us you can make the necessary changes to your booking if needed.
However, we are running a business and therefore feel its important you know our booking policy.
SO here's the all-important bit...
If you find you need to amend your booking we can do this free of charge up to 30 days before check-in (if we have availability for your new dates).
Please get in touch as soon as possible so we can accommodate your request i.e. you might want to change the date or length of your stay.
If you require a date change and it's less than 30 days before your Check-In we may ask for a £50 admin fee due to the risk of not rebooking the original dates.
If you require a date change and it's less than 14 days before your Check-In, we may ask for a £100 admin fee due to the risk of not rebooking the original dates.
We have opted for a 'reasonable' policy to ensure you can book your stay with confidence.

Emergencies can happen and we would advise all guests to take out separate holiday insurance (even for UK holidays) for such emergencies and potential last-minute cancellations.
UK Travel Insurance Information
Our website is set to take payments upfront but if you prefer the option to 'Pay In 3 Interest Free' we offer a 3 stage payment plan for direct booking guests who book a stay over 7 days in duration and are booking 30 days in advance of check in date.
Every booking and guest is different so we set this up in discussion with you.
We can split your payment into 3 amounts and personalise the payment dates to suit both yourself and our accountant.
Our long stay guests find this a valuable option, so please enquire if you would like this set up.
We are very lucky with our guests, you are a lovely bunch but we need to add this to our booking policy.
In the event of a no-show at check-in or a booking length reduction (after the arrival date) the full cost of the booking is still charged.
There are some unscrupulous people out there but thankfully in over 6 years in business, we have never had to act on this one because you are an honest bunch.
If your dates have been amended, the cancellation term for these new dates will automatically start at the 50% refund from any date up to 14 days to Check-In and then revert to the non-refundable for less than 14 days to Check-In.
